Application Qualifications

Qualification Guidelines:

  • Minimum credit score of 625 or higher.
  • Minimum monthly (combined if multiple tenants) income of at least 2.5 times net (take home) of the monthly rent amount.
  • Last two most recent paystubs. We do not accept Zelle or Venmo as proof of income.
  • No prior evictions or judgements from previous landlords.
  • Clean background check.
  • NO prior felony convictions (this will be handled on a case-to-case basis).
  • Applications are processed on a first come first served basis.

The following are the requirements for acceptance of your application and only when we have the following complete information will we begin to process your application.

  • Pay the $9.99 application fee.
  • Fill out the application in its entirety including the “Full Screen Background Check.”
  • We require the two most recent pay stubs from your current employer as well as all income documents you would like to include such as 1099, previous years taxes et al.
  • The verification process may take up to 96 hours and you may receive an email asking for more necessary documentation.

In its entirety means ALL information, i.e. Previous landlord contacts, personal references, CURRENT job and or income verification contacts.

If you have an ESA animal, please submit your documents to We have an outside vendor processing ESA paperwork, and this may hold up the processing of your application if we do not receive it.
